The Science Behind 50RH

We help property managers and multifamily owners catch mold risk early with Bosch BME688 sensors and on-device AI that scores environmental conditions every 15 minutes.

Why Early Risk Detection Matters

Mold, persistent odors, and VOC-related complaints often start as subtle environmental changes before they become major maintenance and resident-health issues. Early detection gives teams time to respond before damage spreads.

The Science of Mold Prevention

A bathroom that steams up after a shower is normal. A bathroom where humidity stays above 65% for six hours straight is a mold risk. The difference is sustained duration— and most sensors can't tell the two apart because they only capture a single reading. Each 50RH sensor tracks a 24-hour rolling window of conditions on-device, catching the sustained patterns that single-reading sensors miss entirely.

Our Approach

Designed by building scientists and indoor air quality specialists, the 50RH system is built around the Bosch BME688 — the same industrial-grade sensor used in smart HVAC systems and medical-grade air quality monitors. Each sensor measures five environmental signals simultaneously: temperature, humidity, air pressure, volatile organic compounds (VOCs), and an air quality index. On-device AI (Bosch BSEC2) processes these signals into a four-factor risk model, weighing humidity level (45%), sustained duration (25%), temperature (15%), and ventilation quality (15%) to produce a mold risk score from 0.0 to 1.0.

How Our Risk Score Works

Every 15 minutes, each sensor produces a mold risk score. Your dashboard displays these as color-coded risk levels so your team knows exactly which units need attention:

ScoreLevelWhat It Means
0.0 – 0.3LowNormal conditions. No action needed.
0.3 – 0.6ModerateWorth monitoring. Conditions could develop.
0.6 – 0.8HighImprove ventilation. Reduce humidity.
0.8 – 1.0CriticalImmediate attention required. High mold growth probability.

The risk score represents the probability of conditions favorable for mold growth — it does not detect or confirm the presence of mold.

Prevention vs. Remediation

Mold remediation typically costs $3,000–$10,000 per unit, but major events involving wall cavities, HVAC contamination, or multiple units can exceed $30,000 — not including health impacts and potential liability issues. By identifying risk patterns early, our system helps prevent these problems before they escalate, saving property owners significant expenses and headaches.

The Real Cost of Moisture Issues

Moisture-related problems can lead to significant expenses for property owners and managers. The following table outlines the average costs associated with common moisture-related issues in multifamily properties:

RiskAvg Cost (U.S.)Source
Mold remediation$3,000–$10,000 per unitHomeAdvisor, Fixr, industry averages
Major mold event (hidden wall mold)$15,000–$30,000+Industry averages
Water damage (to flooring, drywall, etc.)$3,000–$7,500+FEMA, insurance reports
Insurance deductible hit$5,000–$25,000Commercial multifamily policies
Emergency plumbing issue left uncheckedCan exceed $10KEspecially in multi-floor properties

By implementing 50RH's monitoring system, property managers can detect issues early, potentially saving thousands of dollars per incident. Our preventative approach helps you avoid these costly remediation expenses while maintaining healthier living environments for residents.
