Start with the vendors you already trust
Bring your whole vendor list in at once — AppFolio and Buildium CSV exports work as-is, and nothing is saved until you confirm the preview. Your book stays yours: 50RH is not a marketplace and never sends your work to strangers.
Step 2
Your contractor book, with compliance at a glance
Every vendor row carries chips for approval status, certificate-of-insurance currency, and license number — the details you already collect, finally visible where you decide. Each vendor also gets a private link to keep their own record current, so you stop chasing paperwork. Vendors can also choose to share the profile they’ve confirmed — trades, service area, license, insurance, W-9 status — so if a contractor in your book has opted in, their confirmed details appear when you invite. Consent-based, revocable, never a directory.

Draft the job — free
Every job starts as a draft: property, unit, description, and scope of work. Build it at your own pace with no plan required — you only need the bidding plan when you send it out.
Step 4
Photograph the problem — the draft writes itself
Add photos of the problem and 50RH drafts the description and scope of work from them — and suggests the trade — right in the job form. You stay the author of every word: the draft lands as editable text, passes the same advisory checks as anything you type, and nothing reaches a vendor until you’ve reviewed it and sent the job out. Included in the flat rate.
Step 5
Send it out for sealed bids
Invite vendors from your book — each gets a private link to submit a sealed bid, with no login and no app to install. Bids stay hidden from one another until you close bidding, so every number is a real number.
Step 6
Compare bids you can defend
Sealed amounts side by side with duration, status, and each vendor’s compliance context. When enough comparable awarded jobs exist, a benchmark line shows where your low bid sits against the median of comparable sealed bids — same trade and state, or a clearly labeled national comparison — as aggregates only, and the award confirm restates it. If a vendor’s record has a gap, the award confirm says so — a caution on the record, never a hard block. You stay in charge of the call.

Award on the record
Award the job and the decision trail keeps itself: every bid, the alternatives, and vendor progress land in the activity timeline, ready to hand an owner or insurer. You pay the vendor directly — 50RH never touches the money.
Step 8
Track it to done — every party in the loop
The Job flow card recasts the whole job as phases — opened, bidding, awarded, in progress, complete — with what happens next and when you last heard from the vendor. The winning contractor posts schedule, start, and completion updates through the same link they bid with, and their link prompts them for whatever’s due next. Residents get an emailed progress page for their unit: milestones and completion only, never amounts or bid details.
